The Knot Untied in Urban Transformation of 1050 Houses

The new zoning plan amendment of Bursa Metropolitan Municipality, which will untie the knot in the urban transformation of 1050 Residences, which has turned into a snake story in the city, was unanimously approved in the parliament.

The second session of Bursa Metropolitan Municipality Council in September was held under the chairmanship of Mayor Alinur Aktaş. At the meeting, 42/1980 and 2/290 plan changes prepared by the Metropolitan Municipality in order to ensure the urban transformation of the 1050 Residences district, which was built in the 1s on a 5000-hectare area in Akpınar District and consists of 1 thousand 1000 residences, were also discussed. As it will be remembered, the region was declared an Urban Transformation and Development Area by the decision of the Council of Ministers in 2012, and the transformation project prepared by the Metropolitan in 2013 was not accepted by the people of the region. Finally, in 2020, the proposal of the Ministry of Environment, Urbanization and Climate Change, which was designed as ground + 5 floors and which included 130 thousand TL borrowing and rental assistance to the beneficiaries 'for that time', was not accepted by the citizens. The Metropolitan Municipality, which stepped in to ensure the transformation of buildings that are at risk of collapse in an earthquake, has changed the plan so that all blocks can be transformed in their own parcel, with ground + 7 floors. With this new zoning right granted, each property owner has the opportunity to agree with a contractor; Planning was done by considering all kinds of details such as the sessions, architecture, silhouette and facades of the buildings. Green spaces, schools, mosques, health facilities and existing roads were also preserved 'as is'. The prepared plans were first presented to the beneficiaries of 1050 residences. While 229 percent of the 2 households in 290 blocks were reached with the survey, 90 percent of the respondents gave a positive opinion on the plan change. President Aktaş also met with more than a thousand beneficiaries last week and explained the details of the plan before the issue came to the parliament.

unanimously accepted

The plan change, which was highly anticipated by the people of the region, was discussed in the second session of the September meeting of the Metropolitan Municipality Council. While discussing the matter, Metropolitan Mayor Alinur Aktaş, who reminded him of the meeting he held with the residents of the region last week, said, “In my opinion, we will make one of the biggest urban transformations in Turkey on a 420-decare area. As a metropolitan city, we are an intermediary. We are trying to produce a formula. We saw those bad sights, buildings that were really about to collapse. One has already been demolished and another is about to be demolished. There's no point in talking about them after the earthquake. Therefore, I believe that there will be a transformation that will set an example for Bursa in a short time. We will moderate from start to finish. Hopefully, it will be an issue that we will overcome through the contractors in Bursa.”

Plan changes that will untie the knot in the 1050 Residences transformation were unanimously approved.
