Sedat Yalçın: “We Will Manage Bursa with a City Vision”

At the meeting, which attracted great attention from the Bursa Press community, Sedat Yalçın explained Bursa's goals and projects.

Sedat Yalçın emphasized that Bursa, which hosts 5 different civilizations, should be an advanced city in terms of social development; Stating that Bursa is a developed city in terms of environment and natural resources; “While expanding, renewing and transforming the city, we need to pay great attention to the environment and natural resources. "You need to determine with what vision you will govern the city," he said.

“WE WILL TAKE IMPORTANT STEPS REGARDING URBAN DEVELOPMENT”

Sedat Yalçın pointed out that those who govern Bursa should have a strong and open-to-development City Vision; Stating that they want Bursa to be an advanced city in terms of technology and qualified workforce, he said:

“We aim for a city with high added value and qualified employment in terms of urban economy. We want Bursa to become a smart city and to improve the quality of management in the city. We want a higher quality, more qualified city management. Important steps are required for urban planning and carrying out many activities related to urban development and urban transformation. In this context, we will evaluate the city economy from multiple dimensions. “We aim to transform the city economy into a mechanism in which people at all levels take a share.”

“WE WILL BUILD STRUCTURES IN ACCORDANCE WITH THE GREEN BUILDING CONCEPT”

Bursa Metropolitan Municipality Mayor Candidate Sedat Yalçın stated that they will design Bursa as a livability-oriented city; Pointing out that the city should have a culture of sustainability; “If we are going to leave this city to our children and grandchildren, we must leave it with certain characteristics. It would be a great sin to leave a city to those generations by destroying it, making wrong investments, and polluting its air and environment. We will work to ensure that public transportation is provided at international standards for a sustainable urban culture. We will promote sustainable energy use. There is a green building concept. We must now make our buildings compatible with green building features. In other words, houses that are highly energy efficient, produce their own energy, operate with zero waste, purify their water, and enable urban agriculture are called green buildings. “Green buildings are also supported by smart grids.” he said.

“BURSA NEEDS MASTER PLANS”

“As a legal infrastructure, every institution has a strategic plan culture. This is a legal obligation. We want to make umbrella strategic plans consisting of economic planning, social planning and physical planning. Bursa needs a science-based road map. There are many prepared reports regarding tourism in Bursa. All of these reports will be updated. This city needs a master plan for cultural and artistic life. We live in a very colorful city. We want to make progress in this area as well. Bursa is an agricultural city. And we have serious added value expectations from agriculture. We will manage the environment together with the industry. We know that our industrialists are also disturbed by environmental problems. “We support all our industrialists in the transition to clean technologies.”

'FRIENDLY BUREAUCRACY' WILL BE IN ACTION

Noting that they will adopt the concept of 'Friendly Bureaucracy' as a management approach, Sedat Yalçın said that they will take a friendly bureaucracy approach as a basis in relations with investors, operators, city members and socially disadvantaged groups in the city; “We will serve Bursa with a hundred percent qualified, clean, expert and solution-oriented structure. We will carry out municipal services with the most advanced technology. We will consider this feature in a distinctive way while carrying out urban development. We attach importance to the topic of polycentricity in the city. You cannot solve the problems in the city when you confine the city to a certain place. "Air pollution and other problems, especially transportation, become problems in terms of city security." said.

“WE WILL PREPARE A DISASTER MANAGEMENT PLAN”

In his speech, Bursa Metropolitan Municipality Mayor Candidate Yalçın expressed his condolences to the citizens who lost their lives in the February 6 earthquake; He shared the disaster management plan with members of the press:

“As Bursa, if we are in the first class earthquake zone, we should definitely show the fault lines on our maps. Unfortunately, in our society, there is no habit of taking precautions beforehand. We have serious deficiencies in communication and earthquake management during and after the earthquake. We are facing a huge earthquake risk, especially in Osmangazi and Yıldırım. The main job of the municipality is to deal with the social housing obligation. We will build our financial models at an adequate level and provide the supporting element of the social housing project.

“WE WILL CREATE A REAL ESTATE INVESTMENT TRUST (REIT)”

Stating that a modular housing factory will be established for rapid transformation, Yalçın said, “We will create a real estate investment partnership system in Bursa. All real estate contracts will be carried out transparently here. We will require seismic isolators in all buildings. We do not want to build concrete buildings in rural neighborhoods. We will build houses that suit our history and culture. We will produce social housing to rent to our citizens, and the ownership of these houses will belong to the municipality. We will rent it to our poor citizens at very affordable prices. We will eliminate the bad appearance in the center of Bursa. "We will build historical underground markets in the center and finance the transformation projects of the city with the income we earn from there," he said.

TWO NEW SATELLITE CITIES ARE COMING TO BURSA

Sedat Yalçın underlined that they want to establish a self-financing city within the scope of the city's silhouette project, especially in the historical center; In Bursa NORTH ve South Stating that they want to establish two satellite cities; We will have a tourism-oriented city in the north. The region between Gemlik and Mudanya will be completely re-planned.

An export-oriented structure will be established, covering four mountain districts in the south, focusing on animal husbandry and organic agriculture. Citizens will be provided with the opportunity to exchange houses in the city center with the houses built in this region in accordance with the local architecture.

“WE WILL BUILD BURSAPOR ISLAND”

We have a project to create Bursaspor Island, and the income of this island will be given to Bursaspor. There will be no beach filling in the project, which is planned as a steel-based floating island without using concrete. BURSASPOR ISLAND, which will be built with a financing model without using the municipal budget, will bring permanent income to Bursaspor.

Within the scope of our urban infrastructure project, we will create waterways and urban ponds to retain rain and flood water. We will support rainwater harvesting in green buildings. "We will ensure that networks such as electricity, water, natural gas and internet are collected in a common channel." said.

SILK ROAD OPEN AIR MUSEUM PROJECT IN OSMANGAZI

Yalçın stated that Osmangazi is the center of Bursa in terms of both population and historical and cultural value, and stated that they will develop projects that will reveal the tourism potential of the district and said:

“We will implement the Osmangazi historical 'Silk Road Open Air Museum' project. The project consists of 15 titles and covers the region from Tophane, Grand Bazaar, Khanlar District and Emir Sultan. Within the scope of the project, we plan to take the Statue Road underground, comprehensive landscaping in the Hanlar region, and urban development in the Yeşil and Emirsultan regions. Our aim in this study is to create an exemplary region for nature and human-oriented city planning.

We will ensure the transformation of Doğanbey in harmony with the texture of the city. ”

“We will create residences that match the historical texture on the foothills of Uludağ. We aim to highlight the historical silhouette of Bursa. While our industrial areas are located in the far west, our residential areas are located in the far east. Our people are experiencing serious grievances in this context.

“WE HAVE VERY IMPORTANT PROJECTS FOR IZNIK”

Yalçın pointed out that Iznik was not used at all in the name of Bursa tourism; Emphasizing that they have prepared very big plans and projects on behalf of Iznik;

“There will be mostly boutique hotels in Iznik. The square will be reconsidered and only electric vehicles will be able to enter the Iznik Walls. Iznik is also an agricultural city. We will build an agricultural shopping mall outside the walls that can meet all agricultural needs. We want agricultural businesses to move there and meet all their needs there. We want to establish world gardens representing all civilizations in Iznik. Our dream in Iznik is very big. Iznik is a place followed by the world. "We can bring a tremendous income here with such value," he said.

CONGRESS TOURISM AND THERMAL TOURISM

YRP Bursa Metropolitan Municipality Mayor Candidate Yalçın stated that they will also develop projects in the field of congress tourism and thermal tourism; “If we talk about congress tourism, we want to integrate MERİNOS AKKM and Merinos stadium. At the same time, we want to turn it into a green building concept. We envisage water harvesting there as well.

We have three regions with great potential in terms of thermal tourism. Osmangazi Çekirge, İnegöl Oylat and Mustafakemalpaşa regions are very suitable districts for thermal tourism. We will establish three separate thermal health zones in these regions.

We also have a touristic fishing town project for Trilye. As a 7/24 living area, Trilye should also have a marina. A special preview silhouette study will be made for Trilye.
