The Regulation on the Amendment of the Planned Areas Zoning Regulation prepared by the Ministry of Environment and Urbanization was published in the Official Gazette.
With the regulation, taking into account the increasing drought problem, it is now obligatory to build a "rainwater collection system" in order to collect the rainwater collected on the roofs of all buildings to be built on parcels larger than 2 thousand square meters in a warehouse under the garden ground to be used for garden irrigation or treatment.
With the regulation, municipalities and other institutions authorized to issue licenses were also authorized to impose obligations on this issue for smaller parcels.
Buildings with a Building Registration Certificate
According to the regulation, if a "Building Registration Certificate" has been obtained due to subsequent violations in an independent section of the residential building, the other parts can also be renovated.
On parcels with the right to build more than one building, the area of the contrary parts of a building that is not in compliance with the legislation and has a "Building Registration Certificate" will not be deducted from the zoning right of the parcel, and a new building can be built within the remaining zoning right.
With the regulation, high garden walls, which are built by filling soil on high parcels from the road and which can be demolished as a result of heavy rain from time to time, also put pressure on the pedestrian traffic on the sidewalks.
Accordingly, the height of the garden wall to be built in the front gardens at the same level with the road elevation will be at most 50 centimeters, and in the front gardens higher from the road, the wall height can exceed the natural ground elevation of the front garden at most 50 centimeters.
