The 5.7 million square meter area in Başakşehir by the Ministry of Environment and Urbanization has been planned as a “special project area” for the Kanal Istanbul project to build residences, hotels, bazaars and multi-storey stores. 45 thousand people are expected to live in the planning area.
According to the news of Özlem Güvemli from SÖZCÜ; “The zoning plans of the Başakşehir Tatarcık region were changed and suspended by the Ministry of Environment and Urbanization. In the plan explanation report, it was noted that the area covering 576 hectares, that is 5 million 760 thousand square meters, remained within the "Special Project Area" announced by the ministry and some of them were included in the "reserve housing area" revised by the ministry in 2019.
It was reported that the development plans for the special project area approved by the ministry in 2015 were canceled by the Istanbul 2017th Administrative Court in 12. It was recorded that a new plan was prepared with up-to-date data in the unplanned area due to cancellation.
“THERE ARE BIG PROJECTS AROUND”
In the report, it was pointed out that there are large projects and investments that are still under construction around the planning area and have not yet started, and some of these projects are North Marmara Motorway, Kanal Istanbul Project, Yenişehir Project, 3rd Airport Project.
When these projects were completed, it was stated that the interest and demand for the region will increase and the population of the region will increase and the need for new housing and equipment will arise with the increase of the population and the importance of the planning area in the region will increase in order to meet some of these needs.
In addition, it was stated that the housing projects that are built around the planning area, which are still under construction and planned to be constructed, will change the surroundings of the planning area and enable it to become the center.
2nd DEGREE EARTHQUAKE ZONE
Only 25 percent of the area in question is currently built. The land, which is a 2nd degree earthquake zone, has houses, stream beds and a railway line.
POPULATION FOR 45 THOUSANDS
According to the new plan, on an area of 45 million square meters, 677 thousand 5.7 people are expected to live; residences, hotels, multi-storey stores, offices, bazaars, restaurants with varying heights between 5 and 7 floors will be built.
The area of approximately 2.5 million square meters is reserved for housing, and the area of 1 million square meters is the park, playground, outdoor sports area as passive green space.
4 fuel stations, schools, 5 health facilities, social facilities, cultural centers, 10 worship areas and 2 sports areas will be built in the region.
