According to the map, the three most expensive stops of Istanbul were Hisarüstü, Zincirlikuyu and Levent.
The most expensive stops of Istanbul also appeared on the Housing Value Map. According to the assessment, Hisarüstü stop surroundings on the Metro Line became the most expensive location with a sales value of 24.935 TL / square meter. The surroundings of Zincirlikuyu, which is one of the main stops of the Metrobus line, took the second place with 14.360 TL / square meter, and the Levent stop area on the Metro line was the third place with 12.655 TL / square meter. According to the map, the lowest residential value was the Sultançifliği stop on the tram line. The residential sales price of the surroundings of the Sultançiftliği stop was on the map as 2.214 / TL square meter.
Value increase in residences at Alibeyköy and Nurtepe stops
The square meter price of the houses near the Alibeyköy stop, which was 2009 TL per square meter in January 1.576, reached 2015 TL in December 2.749 and 2016 TL in December 2.932. The rental value of the houses, which was TL 2009 per square meter in January 7.18, increased to 2015 in December 14.46 and to 2016 in December 15.58. It has been observed that there has been an increase of 2009 percent in housing prices and 2015 percent in rents in the period between 86 and 116 around Alibeyköy stop.
In the study, the square meter value of the residences near the Nurtepe stop, which was 2009 TL in January 1.500, increased to 2015 TL in 2780 and 2016 TL in 2936. The rental price, which was 2009 TL per square meter in 7.40, reached 2015 TL in December 14.65 and 2016 TL in December 15.97. In the period between 2009 and 2015, there was an increase of 95.73 percent in rental prices and 115.81 percent in rents around Nurtepe stop.
