Durbakayım gave information about the increase in value brought to the region by the third Bosphorus bridge, which connects the continents and will be the pearl of the Bosphorus, and the third airport to be built in Istanbul, and said that the land fees in this region “fly”.
Stating that there are no settlements in these regions at the moment, therefore the impact of the projects in question on housing costs cannot be discussed, Durbakayım said, "The start of the construction of the third Bosphorus bridge and the third airport has increased the land values ​​in these regions up to 300 percent as of now."
Durbakayım stated that when the airport construction is completed, the prices in that region will be at least 30 percent of the prices around Atatürk Airport today, and the role of the third Bosphorus Bridge and ring roads in the increase in value will depend on the connections. Let me stop, but he said that the values ​​here cannot even be compared with the values ​​before the project started.
"There is no same increase in all routes of Metrobus and Marmaray"

For example, the value increase of a point 5 kilometers away from Yenikapıdere of Marmaray and a place 10 km away would be different. In other words, the closer your home is to the stops of transportation projects such as metrobus and Marmaray, the more value increases ”.
Stating that the main issue here is "the burden of transportation", Büyükduman stated that value is actually taken to the place where access is taken.
Büyükduman said, “The effect of mega transportation projects on housing costs is around 50 percent, free from other criteria. In other words, if we consider the houses such as Beylikdüzü, Avcılar and Esenyurt, whose prices have increased rapidly in the E-5 route, there are many reasons for the increase in their prices. Here, the increase created by metrobus alone is 50 percent, ”he said.
Büyükduman stated that the airport and the bridge increased the prices of some of the plots in this region by more than 200 percent, but the same valuation was not seen everywhere, adding that the increase may still be high after these projects are completed.
"There is an 80 percent increase in Beylikdüzü"
Sedat Çavuşoğlu, who has been a real estate agent in Beylikdüzü Yakuplu for a long time, also noted that the region became active with real estate and construction after the metrobus was put into service, and said that there was a great increase in the number of flats sold especially after the metrobus.
Stating that they have earned more than the apartments they have sold in recent years, but they have not always earned the same income, Çavuşoğlu said, “Still, the increase in the number of sales in recent years pleases us. Especially after 2009, there has been a noticeable increase in housing fees in this region. The population growth in Istanbul and the investments made in these regions have a great impact on this. However, one of the biggest reasons for the increase is the arrival of the metrobus in this region ”.
Çavuşoğlu emphasized that a citizen who took the metrobus from Beylikdüzü could go to the city center and workplaces without getting stuck in E-5 traffic in a short time, “Metrobus especially accelerated transportation, increasing the housing prices in this region by more than 50 percent. In fact, we can say that the price increase rate caused by the metrobus only near the station is 100 percent. ”
